CAN I GET MY PROPERTY FINANCED?

WHAT IS THE MAXIMUM LOAN AMOUNT I CAN OBTAIN?

You have the option to obtain a loan of up to 80% of the agreement value. Nevertheless, the actual loan amount may vary based on your income eligibility, which will be assessed by the bank. It's important to note that all loan approvals are subject to the sole discretion of the bank.

WHAT DOCUMENTS ARE REQUIRED FOR AVAILING A HOME LOAN?

  • For Salaried Applicants
  • Salary slips from the past three months
  • Form No. 16
  • Repayment track record of existing loans or loan closure letter
  • Bank statements for the last six months from the salary account
  • For Self-Employed Applicants
  • A brief introduction of your business/profession
  • Photo-identity proof, residence address proof, and signature verification statement for all chief business partners/directors
  • Repayment track record of existing loans or loan closure
  • Board resolution (in the case of a company)
  • Proof of the company's existence
  • Proof of office address
  • Income Tax Return / Computation of Total Income / Auditor’s Report / Balance Sheet / Profit & Loss Account certified by a Chartered Accountant for the past two years (both business and personal accounts of partners/directors)

Legal Documentation

  • Stamp Duty Registration

Based on the current regulations, the Stamp Duty is set at 3.5%, with an additional surcharge of 40% on the 3.5%. This means that the total Stamp Duty is 4.9% of the total consideration amount. Registration charges are 1% of the total consideration amount, and there is an additional charge of approximately Rs. 20 per page. It's important to note that female purchasers are exempt from registration charges, but per-page charges will still apply as determined by the relevant office.
